Do you need a license to be a home inspector in Georgia?

No. Georgia has no home inspector license and no state exam. A 2026 bill would have started licensing in 2028, but the Senate and House passed different versions and it died when the session ended.

What Senate Bill 458 would have done

The bill would have licensed home inspectors starting January 1, 2028, under the residential contractor division. Applicants would have needed an exam and insurance. Working inspectors could have skipped the education rule by passing the National Home Inspector Examination.

The Senate passed its version on March 6, 2026, by 46 to 2. The House passed a different version on March 31, 2026, by 138 to 19. The two chambers never agreed on one text, so the bill never reached the governor.

Where the NHIE still fits

The NHIE is open to anyone. ASHI, the American Society of Home Inspectors, asks members in a state with no license to pass it before they move up to its Inspector level, along with 50 paid inspections. Its ASHI Certified Inspector title asks for the NHIE and 250 paid inspections.
