"Not stated" means the page did not say and the test would not open without an email or an account, so we could not see. It does not mean the answer is no. "It says" marks a feature the page describes that we could not open. EBPHI has no free test to list.

How the free exam on this site is different

Two free tests besides ours run the full 200 questions: Career Employer's full exam and OpenExamPrep's question set. Career Employer's is the closest to the real exam. It draws questions in about the 70 / 20 / 10 split, keeps a four hour clock, explains every answer, and asks for no email. Here is where ours goes further.

  • Your score on every task. The NHIE content outline splits the exam into 19 tasks, each with its own weight. Our results list all 19, weakest first, so you know which topics to study. Career Employer stops at the three domains, and OpenExamPrep scores its own topics.
  • A clock that does not stop. Ours runs 4 hours with no pause, and blanks count wrong. Career Employer's exam mode has a pause button, and OpenExamPrep has no clock.
  • Written from the manual, page by page. EBPHI says every NHIE question is referenced to a published source or to the agreement of its subject matter experts. Every one of our 200 questions traces to a page of the NHIE Home Inspection Manual, which EBPHI lists first among the exam's references. Career Employer says its questions are built from the official outline, and names no book. The outline is a list of tasks and weights, not a text you can check an answer against.
  • All 19 tasks, weighted. The 200 questions split 140 / 40 / 20 across the domains, the same 70 / 20 / 10 percent the 2023 outline sets, and every task gets 8 to 14 of them.
  • Results you keep. We email a link to your results, and it works for 12 months, so you can study from it and come back.

What ours asks of you: an email address, because the exam opens from a link we send. The questions are written for this course and are not real NHIE questions. Your score is a plain percent, never a scaled score.

Check the exam facts on any free test

A practice test teaches the exam as its writer understands it. Several of the free tests we checked print facts that don't match what EBPHI publishes.

  • Old weights. EBPHI's 2023 content outline puts 70 / 20 / 10 percent of the exam on its three domains. OpenExamPrep, nhieexam.com, and PracticeTestGeeks still print 63, 25, and 12 percent. Prepd splits the exam into nine areas of its own. See NHIE domain weights.
  • The scale. The NHIE is scaled from 200 to 800, and 500 passes. Prepd says the pass mark is 500 out of 700.
  • A percent to pass. EBPHI does not publish one. Quibank says about 75% correct usually passes, and PracticeTestGeeks says its mock has a 63% pass mark.
  • The time limit. EBPHI gives 4 hours. The nhieexam.com simulator says there is no single official time and has you set your own. Quibank calls its 50 question, 50 minute mock "like the real exam."
  • The pretest questions. 25 of the 200 NHIE questions are unscored pretest questions, and EBPHI does not say which. PracticeTestGeeks' mock page says 10 in one place and 25 in another.

The InterNACHI exam is not the NHIE

InterNACHI's free Online Inspector Examination comes up in the same searches. It is a different test. InterNACHI says its main purpose is to serve as InterNACHI's entrance exam. It runs 120 questions in 60 minutes, scores you on InterNACHI's own 14 sections, and its page never mentions the NHIE.

InterNACHI also accepts no other exam, the NHIE included. If your state asks for the NHIE, the InterNACHI exam does not count toward it. For the two side by side, see the InterNACHI exam vs. the NHIE.

How to use a free test

  1. 01

Take one full length test early, at 200 questions in 4 hours, to find your weakest tasks.

  2. 02

Study those tasks first. EBPHI's own advice is to compare what you study to the content outline.

  3. 03

Use short quizzes to check a topic as you go. Our 190 free practice questions by topic give ten for each outline task, with every answer explained.

  4. 04

To practice on paper, the free NHIE practice test PDF has 50 of those questions weighted like the exam, with an answer key.

  5. 05

Read every explanation, on the questions you got right too. A right guess looks the same as a right answer on a score.

Questions people ask

Is there a free official NHIE practice test?

No. EBPHI, which owns the NHIE, says there is no longer an online sample test. It sells five practice quizzes instead: a 50 question Whole House quiz and four 25 question quizzes, one take per purchase.

Is the InterNACHI online exam a practice NHIE?

No. InterNACHI says the exam's main purpose is to serve as its own entrance exam. It is 120 questions in 60 minutes, scored on InterNACHI's 14 sections, and its page does not mention the NHIE.

How long should an NHIE practice test be?

Take at least one at full length: 200 questions in 4 hours, the same as the real exam. A short quiz checks a topic. Only a full test shows whether you can hold your pace for 4 hours.

Can a practice test tell me my NHIE scaled score?

No. The NHIE is scaled from 200 to 800 with 500 to pass, and EBPHI does not publish how a count of right answers turns into that scale. A practice test can give you a percent, not a scaled score.

Are free practice tests made of real NHIE questions?

The ones we checked do not say they are, and ours are not. Our questions are written for this course from the NHIE Home Inspection Manual, one of the references EBPHI lists for the exam.
