What is the NHIE pass rate?
EBPHI, the board that writes the NHIE, publishes no national pass rate. The one public number comes from Texas, where 56.8% of first-time candidates passed between December 2023 and November 2025.

The Texas number
The Texas Real Estate Commission (TREC) licenses inspectors in Texas. It publishes first-attempt exam results for students of the schools it approves, and updates the table every month. On October 4, 2026, the table covered December 1, 2023 to November 30, 2025.

What the Texas number measures
It's a real number, but it measures something narrower than a national NHIE pass rate. Three things set it apart:
- It counts the first try only. Anyone who passed on a retake shows up as a fail.
- A pass means two exams. Texas adds its own state section to the NHIE, and TREC counts a pass only when a candidate passed both parts on the first attempt.
- It covers Texas school students. A result counts when the candidate took most of their required courses from one approved Texas school in the two years before the exam.
So read it as one state's first-try result on a longer exam. It doesn't tell you how candidates do in Ohio or Virginia.
Where the 55 percent figure comes from
Many prep sites print a national NHIE pass rate of about 55%. The ones we checked on October 4, 2026, gave no source for it. EBPHI's own FAQ and candidate packet give no pass rate at all.
It might be close to the truth, since Texas lands near it. But nobody has shown the count behind it, so this site doesn't print it as a fact.
Why your own odds matter more
The NHIE is criterion referenced. That means a panel of experts sets a passing point for each version of the exam, and you pass by meeting it. Nobody fails because too many others passed.

Questions people ask
Is the NHIE graded on a curve?
No. EBPHI says candidates are measured against a fixed standard and do not compete against each other or against a quota. How other people score does not move your passing point.
Do retakes count in the Texas pass rate?
No. The Texas Real Estate Commission counts first attempts only. A candidate who fails and passes on the second try counts as a fail in its table.
