Becoming a home inspector after the military

The GI Bill can repay the fee for the National Home Inspector Exam (NHIE), up to $2,000 per test, even if you fail and retake it. Texas and Florida also waive some license fees for veterans, and SkillBridge lets service members train with a civilian company in their last 180 days.

GI Bill money for the exam

VA repays licensing and certification test fees under the Post-9/11 GI Bill (Chapter 33), Chapters 30 and 1606, and Chapter 35. The NHIE costs $225 in most states, well under the $2,000 limit per test. VA pays for a failed attempt too.

To claim it, send VA Form 22-0803 with your receipt and your results. VA charges your entitlement by the amount it pays back.

The same VA page says Chapter 33 and Chapter 35 can also pay for a prep course, but only for a test VA has already approved. Check that a course is on VA's list before you count on it.

SkillBridge before you separate

SkillBridge is a military program for civilian training, apprenticeships, and internships in the last 180 days of service. You keep your military pay and benefits, and your chain of command has to approve it in writing.

Its list of authorized organizations includes several home inspection companies. Being listed doesn't mean a company has a slot open, so ask the company directly.

State benefits

Three of the states checked here have rules for veterans:

  • Texas: TREC waives the base application and exam fees for service members, veterans, and military spouses. It can credit military training and gives two extra years to renew while on active duty. See TREC benefits for veterans.
  • Florida: The state waives the initial license, application, and unlicensed activity fees for an honorably discharged veteran or spouse who applies within 60 months of discharge.
  • Virginia: Honorably discharged veterans can apply equivalent military training, education, or experience toward some requirements.

Other states might have their own rules. Ask the board when you apply.

Is the NHIE approved for GI Bill reimbursement?

Yes. VA's licensing and certification search lists the National Home Inspector Exam under the Examination Board of Professional Home Inspectors.

Does the GI Bill pay for the license itself?

No. VA pays for the test, including registration and administrative fees, but not for the license or certificate document.
