How long does a home inspector have to deliver the report?
It depends on the state. Of 10 state rules read in October 2026, the shortest deadline is 2 days, in Illinois and Texas. The longest is 7 business days, in Maryland, and 3 states leave the date to the inspector and client. Whether the report gets written on site or at the office is the inspector's call, since neither ASHI nor InterNACHI sets a timing rule.

State deadlines as of October 2026
Each row comes from the rule text itself, read on October 29, 2026. The rows are in alphabetical order. A state that is not listed was not checked for this post, so its absence says nothing about its law.
| State | Deadline in the rule | Can a written agreement change it? |
|---|---|---|
| Illinois, 68 Ill. Adm. Code 1410.200(e) | 2 business days after the completed inspection | The rule text sets no exception |
| Louisiana, R.S. 37:1478(A)(1) | 5 calendar days from the date of the inspection | The statute sets no exception |
| Maryland, Business Occupations and Professions 16-4A-01(b) | 7 business days after the inspection, if no date was set in writing | Yes, a date set in a written agreement |
| New York, Real Property Law 444-g | No later than 5 business days after the inspection is completed | The statute sets no exception |
| North Carolina, G.S. 143-151.58(a) | 3 business days after the inspection, if no date was agreed in writing | Yes, a date set in a written agreement |
| Texas, 22 TAC 535.222(a) | 2 days after full payment, or 2 days after the inspection if paid in full before it | Yes, if the client agrees in writing |
| Vermont, Property Inspector Rule 3.2(b)(3) | 5 days | Yes, if the client agrees in writing |
| Virginia, 18VAC15-40-120 | No set number; the contract must give an estimated delivery date | The contract sets it |
| Washington, WAC 308-408C-060 | No set number; the report goes out under the pre-inspection agreement | The agreement sets it |
| West Virginia, W. Va. Code R. 103-7-24 | No set number; a time frame both sides agree on | The parties set it |
The counting words matter. Illinois, Maryland, New York, and North Carolina count business days, and Louisiana counts calendar days. The Texas and Vermont rules say days with no qualifier. In Texas the clock also runs from full payment when payment comes after the inspection. For when and how to collect, see how home inspectors make sure they get paid.
Washington's rule was amended effective August 7, 2026, and it still ties delivery to the agreement. Rules change, so read the current text before relying on any row here.
The agreement is where the date lives
In 7 of the 10 states, a written agreement can set the date. Maryland and North Carolina use their default only when no date was set in a written agreement. Texas and Vermont let the client agree in writing to something else. Virginia goes further and requires every contract to carry an estimated delivery date. Washington and West Virginia leave the whole question to the agreement.
A date written into the agreement becomes one of its terms, and the client can point to it later. Where the agreement says nothing, Maryland and North Carolina fall back to their default.
What ASHI and InterNACHI say
Neither national standard sets a deadline. The ASHI Standard of Practice (2.2.B) has the inspector give the client a written report, "using a format and medium selected by the inspector." The InterNACHI Standards of Practice (1.3) have the report identify, in written format, the material defects the inspector observed.
Both say what the report contains, and neither says when it is due or where it gets written. For the full texts, see home inspection standards of practice. For what to put in the report once the clock is running, see writing home inspection reports clients read.
Why the buyer is watching the clock
The buyer's deadline comes from the purchase contract, not from the inspector. The number of days varies from contract to contract. Texas shows how it works. Its standard resale contract, TREC No. 20-18, gives the buyer the right to end the deal within an option period. The number of days is a blank the parties fill in.
Inside that window the buyer has to read the report, ask questions, and line up any specialist the report recommends. A report that lands on the last day leaves no room for any of it. That is why a state's outer limit and the speed a buyer needs are two different numbers.
On site or back at the office
Report software is built for both. Home Inspector Pro's own site says inspectors can write reports on site with a mobile device and finish there, or review and deliver from a desktop. Tap Inspect calls itself a mobile-first platform and says the report can go to the client at the end of the inspection. It also works offline and syncs later. Spectora pairs a mobile app with a web editor.
The two approaches trade different things:
- On site, the report is done before the inspector drives away, and the evening stays free. The writing time is added to the time at the house, and the next appointment waits for it.
- At the office, the inspector gets a second look at every photo and comment before the client sees them. The cost is desk time after the fieldwork.
The office pattern is the common one. The U.S. Bureau of Labor Statistics says home inspectors typically inspect homes during the day and write reports in the evening. For the hours that adds, and what same-day reports do to a three-job day, see how many home inspections fit in a day.
Russ Motyko's practice
Russ Motyko has done more than 3,000 inspections in the Portland metro and Southwest Washington. In his published view, the report goes out the same night or the next morning. That pace falls inside every deadline in the state table.
The tool shapes how fast that can happen. For prices and platforms, see what software inspectors use for reports.
Questions people ask
Is there a legal deadline for a home inspection report?
In some states. As of October 2026, Illinois requires the report within 2 business days and Louisiana within 5 calendar days. New York allows 5 business days. Maryland allows 7 business days unless a written agreement sets another date. Check the rule in the state where the house is.
Can a home inspector deliver the report the same day?
Yes. The state rules set the latest date, not the earliest. Some report apps are built for it. Tap Inspect says its app can send the report at the end of the inspection. Home Inspector Pro says inspectors can finish the report on site.
Do ASHI or InterNACHI set a deadline for the report?
No. Both standards require a written report and say what goes in it. Neither one says how soon it has to reach the client. The ASHI Standard leaves the format and medium to the inspector.
Does a day in these rules mean a business day?
Only where the rule says so. Illinois, Maryland, New York, and North Carolina count business days. Louisiana counts calendar days. The Texas and Vermont rules say days with no qualifier.
